Pre Listing Inspection
A pre-listing home inspection is a professional evaluation of a home's condition before it is listed for sale, conducted at the seller's expense. This proactive approach allows the seller to identify and fix potential problems, which can prevent surprises during a buyer's inspection, expedite the closing process, and help with transparent pricing. A typical inspection includes a thorough check of the home's structure, roof, foundation, plumbing, electrical, and HVAC systems




InfraRed Inspection
An infrared (IR) scan home inspection uses a special camera to detect and visualize heat signatures, identifying issues not visible to the naked eye like insulation deficiencies, air leaks, and moisture intrusion. This non-invasive technology helps inspectors pinpoint problems such as water leaks, mold, and electrical hot spots by analyzing surface temperature differences. While powerful, it's a supplemental tool; a scan indicates potential problems, but further, sometimes invasive, investigation is needed to confirm what's behind the wall.

Termite Inspection (not offered)
We do not offer termite inspections; we have had training but leave this to termite industry professionals, who have extensive training and experience in the field as well being able to offer the best course of action if remediation is needed. Additionally, we typically recommend contacting a licensed and insured pest control company for information for purchasing a termite bond since Florida is considered the number one state in the US for termites.
Sewer Scope Inspections (not offered)
We recommend calling a licensed plumbing professional since they are the professionals that will be called if any work is needed.
Mobile/Manufactured Homes (not offered)
We do not inspect any manufactured or mobile homes.
Houses built before 1985 (not offered)
Houses sold by flippers or developers (not offered)
We no longer inspect homes that have been remodeled and/or flipped by anyone. Recommend all potential buyers check for permits with local building department for any and all work performed.
